While most of us consider the month of January a perfect time to hibernate, Howard Hanna real estate agent Amy Hoes has been insanely busy.

“Despite there being a shortage of homes on the market, my team and I doubled our sales volume last month compared to January 2021,” she says, noting that her team has grown to eight local experts. “The market is highly competitive and tight right now, with 33% less inventory of homes for sale.”

Amy points out that one of the reasons there are fewer homes for sale is that new ones are not being built.

“If you go back and look at every decade following WWII, there have been 20 million homes built in this country,” she says. “That stopped around 2010. And with Covid and the supply chain disruption, we’re seeing the number of new homes drop even lower. There’s just no quick-fixing this, and it’s spurring price increases in homes across the board.”

Whether you are downsizing, upsizing or a first-time buyer, interest rates are still historically low, making now the perfect time to buy a home and lock into them.

Why She’s Winning
“We take a forward-thinking approach to digital marketing, tapping into a proven set of tools at our disposal,” says Amy. “We are techies who know how to run targeted campaigns with a budget that no one else can match, putting homes for sale in front of the eyes of more potential, qualified buyers.”

She notes they also tap into tech tools to photograph a home in its very best light, with aerial photography and 3-D tours.

Once there is a deal on the table, Amy is a fierce advocate for her clients, a bulldog who will battle through negotiations to make sure her people get the most favorable outcome.

Her reputation is based on the average number of homes that she’s sold over the years in less time, for more money, than other real estate agents in Medina.

Rising Interest Rates
Last month the Federal Reserve indicated it will raise interest rates beginning in March. This is the first time it has done this in more than three years. Projections predict we can expect three interest rate hikes in 2022, and three more in 2023.

“Higher interest rates will slowly drive up the cost of a home, but they will also drive up the cost of rents,” explains Amy. “So, what we are already seeing is sort of a feeding frenzy at the entry point to the market, with lots of first-time buyers appreciating that owning a home is a much better investment than renting an apartment. The rates are still historically low, making now the perfect time to buy a home and lock into them, whether you are downsizing, upsizing or a first-time buyer.”

Local-centric
For the past 15 years, real estate Agent Amy Hoes has become a top producer in Medina County. She’s always been proud to call it home.

“This is where we live, where our kids go to school, where we go to watch baseball games,” she says. “We’ve always supported the schools, community and civic charities.”

Amy and her husband, Kurt, are pleased to have their oldest child, Atalie, join their work in the summertime to help shoot and edit the 3D tours. She’s a student at Bowling Green State University. Son Bryan is a sophomore at Medina High School and has recently started his own business called BAM Imaging, taking photos of homes on the market.

“We treat the person who is selling an $80,000 home exactly the same as the one selling an $800,000 home,” she says. “We stand by our approach of always treating people the way we’d like to be treated, understanding that this can be a stressful time in a person’s life. We’re here to take all that away.”

Calling Medina Home
Medina is a wonderful destination for people relocating to the Cleveland area for many reasons—excellent schools, lower taxes and more home for the money.

“I’ve sold homes to an influx of people from cities like Boston, Chicago and LA,” she says. “I believe the pandemic forcing more folks to work remotely has caused this. If you could work from anywhere, wouldn’t you want to live in the most affordable and inviting place?”

She also notes that more people are moving here from Cuyahoga County for lower prices, bigger pieces of land and accessibility to the highways.
