With the spring market already heating up, it’s a good time to have a real estate agent like Tom Dungan, of SOGO Homes, take a tour of your property and help you get your home on the market.

One of SOGO Homes newest real estate agents, Tom Dungan is working hard to change the perception of the real estate industry, which at times could be described as a competitive, cut-throat business driven by commissions.

How is he doing it? By offering flat-fee pricing and giving back.

Instead of charging the traditional 3% commission on the sale price of a home, SOGO Homes charges a $4,800 flat fee.

“We are a full-service real estate company that does everything from helping homeowners set the listing price and holding open houses, to providing professional photography and expertly marketing the home,” Tom explains. “The only real difference is that with our flat-rate fee, homeowners keep more of their profits when selling. It takes almost the same amount of time and effort to sell a million-dollar home that it does a $200,000 a home, so we don’t feel it is fair to overcharge or upcharge. Our pricing is transparent and there are no hidden fees. The flat-rate fee includes all our listing agent fees, and if the buyer has an agent, we help negotiate that commission.”

“It is the relational side of real estate—meeting and helping people—that keeps me motivated and energized,” he adds.

As an added bonus, SOGO Homes (an acronym for Sell One, Give One) also donates a percentage of the sale of each home to help single moms.

“We are partnering with Hope Bridge, which helps provide homes for single moms and teaches them about budgeting and essential life skills,” Tom says. “I was raised by a single mom, so this is dear to me.”

Uniquely Qualified
As a licensed real estate agent for SOGO Homes and the director of operations for Marvel Developments, which remodels homes and spruces up neighborhoods around town, Tom has a unique perspective when it comes to all things home.

“I am well versed in the local real estate market, both helping homeowners sell their homes for top dollar and renovating homes,” says Tom, a long-time resident of North Canton.

“Since I have a construction background, when I am listing a property, I go through the house and can recommend small projects that homeowners might want to complete in order to maximize their potential sale price.”

Bustling Spring
Spring is typically the best time to list your home, and this year is no different. The real estate market is usually the busiest from late March through early June. The spring market tends to bring in serious buyers, and they may be willing to pay more for a home that’s in great condition.

Tom recommends homeowners take the time to address any maintenance issues—fix leaking faucets, replace worn-out flooring or paint walls. These updates, though modest, can make a big difference in how your home is perceived.

“Listing your home at the start of spring, when buyers are gearing up to move, gives you a competitive edge,” Tom says. “So now is the time to start the home selling process.”
