Homes in Medina County are known for their rustic charm, attention to craftsmanship, and expansive rolling pieces of land.

All those things and more come into play at 7184 Neff Road in Valley City.

“This home is something you’d see on the cover of a magazine,” says Howard Hanna Real Estate’s Amy Hoes. “The real showstopper here is the 38-foot great room and kitchen, with soaring, timber-frame construction, and glass walls looking onto the wooded lot. There are so many amazing touches in this sprawling five-bedroom home, which is just over 4,000 square feet.”

All of the counters throughout are concrete. And the bathroom suites upstairs all have full whirlpool tubs. The massive master bathroom features a two-person Jacuzzi tub and heated ceramic flooring.

“Opening into the great room, the gourmet kitchen sports 12-foot-tall custom cabinetry, a built-in grill and built-in wok,” she says. “This premier property is ideal for those who like to entertain.”

It’s also a great fit for nature lovers and people who like to go fishing. Nestled within the 10-acre lot is a one-acre lake that’s 14 feet deep and fully stocked.

“This home is selling for $875,000,” says Amy. “Even though I deal with many luxury properties throughout Medina County, I want people to understand that I treat the client who is selling an $80,000 home the same as I do as someone who is selling an $800,000 home.”

What does the “Amy Hoes treatment” mean? Attentiveness. She is a fierce advocate for her clients, a bulldog who will battle through negotiations to make sure her people get the most favorable outcome.

Family always comes first for Amy and Kurt, so they are pleased and proud to have their oldest child, Atalie, join in their work to help shoot and edit the 3D tours. She’s a student at Bowling Green State University during the school year.

The proof is in the contracts.

Her husband, Kurt, who runs her numbers, reports that in 2021 Amy has already sold 54 homes. The average home sale price this year in Medina County was $273,369, and Amy’s average sale price was $303,043. The average days a home sat on the market was 33, and Amy’s listing average was 23 days.

Navigating a Tricky Market
“I’ve been a Realtor for 14 years, and now is the trickiest market I’ve ever seen,” she says. “The competition for the few homes on the market is getting outlandish. Since more and more people are working remotely, they are flocking to Medina, a place known for getting a lot of house for your dollar. Low taxes and excellent schools also make us attractive. We’re seeing buyers relocating here from the east and west coasts. We’re also encountering more cash buyers, which is driving prices up even further.”

Now more than ever, people need a seasoned professional representing them.

“I’ve got lots of tools in my arsenal to get buyers’ bids accepted and sellers to position their home in its best light for a fast and favorable sale,” she says.

Family always comes first for Amy and Kurt, so they are pleased and proud to have their oldest child, Atalie, join in their work to help shoot and edit the 3D tours. She’s a student at Bowling Green State University during the school year. Their son Bryan is a student at Medina High School.

Amy and Kurt have always been active in the Medina community, acting as charitable supporters of Medina’s schools and sports teams.
