Medina-based Amy Hoes and The Showcase Home Group at eXp Realty are having a steamroller sort of year. In fact, they’ve just hit their 100th home sale for 2024, which is nearly double what they did by this time last year.

Rapid-Fire Expansion
To manage the uptick in home sales, Amy is growing her team.

“We had 12 agents a year ago and are up to 27 now,” she says. “We hope to add at least 10 more by the end of the year. We strategically put together a mix of industry veterans and those new to real estate. Our robust training program promotes success from the very start.”

One of the systems that’s paid off handsomely is the team’s Zillow Flex Partnership.

“We’re in touch with how people shop for homes today,” says Amy. “We’re the only Medina based team that was hand picked for this partnership, which attracts three times as much traffic as others. This helps us connect with more buyers and sellers in our area.”

Interest Rates
More than two-thirds of homeowners over the past several years have either purchased their home or refinanced at lower than 4% interest rate, so the thought of selling their home now and buying at a higher interest rate isn’t that inviting.

“Traditionally, when interest rates drop, home pricing goes up,” she explains. “With lower rates beginning in 2018, home values in our area have shot up more than 20% since 2020. We don’t know what the future holds. Someone who is putting off moving for a few years could be costing themselves money if the rates go up.”

Another factor stopping people who’d otherwise be putting that for-sale sign in their yard, whether downsizing, upsizing or other reasons, is the historic shortage of homes on the market.

“The new housing market has not kept up with the population,” she explains. “Between WWII and 2010, about 10-20 million homes were built each decade. Then between 2010 and 2020, only 7 million homes were built. We understand that people are asking themselves where they would go if they moved with so few choices available on the market, but we have lots of creative strategies to solve this problem. We can craft a contingency plan to secure the best deal for your home and offer you plenty of time to find another one.”

Always keeping their eye on the prize, Amy and her husband Kurt, who helps run her numbers and reports, say they are eyeing an expansion into southwest Florida, as well as other parts of Ohio.

Their son Bryan recently moved to Marco Island, where he’s setting up a business, and daughter Atalie is joining the team this summer.
