The new normal

Whether soaring 500 feet in the air via drone, proliferating the Internet with targeted home ads, or negotiating killer deals to sell homes faster and for more money than average, in Medina County, hometown Realtor Amy Hoes has got you covered.
For the past decade she has risen to the top of her field, becoming a mega-million dollar producer for Howard Hanna, by staying ahead of the technology curve and working as smart as she does hard. In fact, Amy outsold 99 percent of agents nationwide in 2016.
“This year is already shaping up to be a very busy one,” says Amy. “And I’m happy to report that in our area homes are going for asking price and higher.”

Not only does Amy’s husband Kurt orchestrate her tech-driven marketing strategy, but he also takes aerial photos of her clients’ homes to accompany the interior and exterior ones featured with each listing.
Says Kurt, “I was one of the first people in the country to receive a license from the FAA as a remote pilot. Although there are several people in the area who have started offering aerial photography, few have bothered to get properly licensed which leaves them violating federal laws on their clients’ property. Adopting new technology is important to give our clients a leg up, but much like any other facet of the business, we believe in doing it the right way every time.”
The strategy has paid off. Kurt reports that in 2016, clients who sold their homes with Amy saw results that were far better than the area average.
“Her average listing in Medina County sold in 34 days,” he explains. “The overall average of all homes sold by others in Medina County was 94 days over the same time period. Amy’s average listing sold for $269,883, while the average listing in the county sold for $209,518.”
She gives much of the credit for this success to marketing.
“Since shopping for a home online is the norm, we have developed an internet marketing strategy geared toward making my listings look their best and we put them in front of more interested buyers more often to give my sellers a clear-cut advantage over the competition,” she says.
A State of Constant Contact
“I want each of my clients to feel as if they are my only client,” says Amy. “My response time to a phone call, text or email is immediate.”
Clients speak with only her directly or her Buyer Specialist Tiffany Singer, not an extended team of people. When Tiffany bought her own first home in Medina a few years ago, the process “gave her the itch” to become a Realtor.
“I love working with buyers, especially in Medina,” she says. “Our town is truly unmatched, from the shopping to the restaurants and parks, nowhere else is quite like it. The favorite part of my job is when I hand over the keys to someone I’ve helped find a dream home.”
Tiffany shows dozens of homes each week and frequently sells multiple homes in the same day.
“She accompanies me on initial appointments to many homes I’m listing as a second set of eyes, while also gathering information about the home for her buyer list,” says Amy. “This helps drive more people into the home during those critical first days it is on the market.”
