If you have not seen a lot of “for sale” signs around town, there is good reason. First, the inventory is low due to the ongoing pandemic. And, secondly, the few homes that are on the market are being snatched up in days.

“This is the perfect time to sell your home, as homeowners are getting top dollar,” says Kevin Wasie, owner of Exactly real estate company. “It is simply a matter of supply and demand. Home listings are down 35 percent compared to last year due to Covid-19, so as a result homes on the market are selling fast and for a premium.”

“Though there may be limited inventory, the demand has not changed as many people are looking to either buy a new home or are first-time homebuyers,” he adds. “Summer has always been the best time to sell your home, and this year the timing is even better.”

Just last month, Exactly sold a home in Copley in one day with multiple offers, which resulted in a sale that brought in the highest price per square foot in that neighborhood.

“We were able to save the client more than $6,000 in commission fees and still provide the highest level of service,” says Kevin. “They were able to minimize their expenses and maximize their revenue because of our flat-fee structure.”

At Exactly, the real estate agents handle everything from the initial in-home consultation and pricing analysis to marketing the home, negotiating the final deal and delivering the keys to the buyer for a $4,800 package fee—instead of a percentage of the sale.

A boutique real estate company that was founded in 2018, Exactly boasts a 100-percent success rate in selling homes.

“We were a bit hesitant about trying this new business model for real estate sales and flat agent fees but we couldn’t be happier,” says Cheryl Bunch, who sold her house and moved to Florida with her husband. “Kevin guided and supported us throughout the process, communicated consistently and responded quickly to any questions. He and his team provided excellent service and all for a flat fee.”

“We take pride in our dedication to customer service,” says Kevin.

“Sometimes people have a misconception that because we are a small boutique real estate company our properties will not garner the same attention as homes listed by the larger companies in town. However, drawing on our 30-plus years of combined real estate experience and thousands of home sales, we market the homes just the same on the Multiple Listing Service and hundreds of other websites. Plus, we work with all of the other real estate companies to find buyers.”

Kevin credits his company’s success to helping homeowners find the true value of their home and then expertly marketing it.

To help you get a clear picture of the value of your home—and how to sell it for the most amount of money in the shortest amount of time—Exactly has a five-step process, which includes an extensive pricing analysis.

“One of the hardest things for homeowners is to see their home objectively,” says Kevin. “After all, you are not selling all of the cherished memories you had in your home. You need to move your mindset into an investor mentality and see your home as an asset. The new owners are buying an opportunity to create their own memories, while you are taking yours with you. This is where we lend objectivity to the process.”
