Howard Hanna real estate maven Amy Hoes' listings sell so fast, they're off the market in about 27 days

It’s said that time is money.

When it comes to real estate, that rings even truer. The longer a home sits on the market, the more expensive it becomes as a liability to the seller.

For anyone who has ever worked with hometown realtor Amy Hoes, of Howard Hanna, this lesson is a positive one.

Through mid-September, according to data collected by her husband, Kurt, Amy’s listings sold more than twice as fast as the average home for sale in Medina County.

“The average home here took 72 days to sell, and her average listing sold in just 27 days, or less than a month,” he says. “And not only did her properties move faster, but she earned the seller more money, 98.57 percent of the selling price compared to the average of 96.25 percent in the county.”

Kurt explains that though a couple of percentage points might not seem like a big gap, for a home that sold for $238,000, which is the average price in the county, the seller would put more than $5,500 back in their pocket, which is some serious pocket change.

Finishing Strong
“I would say that looking at 2018, my numbers are consistent with what they’ve been the past two years, which is the best of my career,” says Amy.

“And even though people have the misconception that the end of the year is a dead time for real estate, business slows a bit but stays consistent.”

Right now, as the leaves are changing, the days are shortening and folks are getting settled into school mode, she says there are more serious buyers coming to the market. And people who act fast could be in their new home by the holidays.

VIP Service
“I offer the same level of VIP service to every client, every property,” says Amy. “That’s just who I am. I would never want to have the reputation of being a high-price seller. I negotiate just as hard for a $60,000 home as I do a $2 million one.”

She says that real estate is one of those industries where you do not want to go with anyone but an experienced Realtor.

“I’m seasoned and able to give expert guidance to people through every phase of the process,” she says. “I am constantly learning and quickly adapting to changes in the real estate industry. This way, I like to think that I take any of the stress or uncertainty out of home selling or buying.”

This Team Can Hustle
Working with an excellent support team is a key part of how and why Amy can stay in close communication with clients.

Buyer specialists Deena Doran and Nicole Schmalz have already knocked it out of the ballpark in 2018, and are responsible for helping to put up 40 home sales in the first 36 weeks of this year.

“They are both amazing and we bring out the best in each other,” says Amy.

At the end of the day—after helping other people find the home of their dreams—Amy and Kurt are happy to “call it a day” in their own dream home that they share with their adorable kids: Atalie, a cheerleader and junior at Medina High School; and Bryan, a seventh-grade baseball player. The family supports local teams, local schools and a variety of local charities.
