Set amidst a verdant landscape skirted by a golf course and interspersed with five lakes, homes at Mallards Edge offer tranquil countryside living just minutes from shopping and dining. It’s the best of both worlds.

But it is the serene lifestyle of living in a waterfront home or a place with golf course views that are the biggest draws for Mallards Edge.

When completed, 125 homes will be spread among the 67-acre subdivision, which is dominated by a lush landscape and glistening lakes. Forty-six acres of the community consist of homeowner-owned green space and passive recreation, including three stocked lakes with fishing piers. The community also features a walkable neighborhood with continuous sidewalks.

A planned community of freestanding single-family homes, Mallards Edge’s newest phase consists of homesites featuring picturesque views everywhere you look.

“Mallards Edge is exactly that—the edge of Mallard Creek Golf Club,” says Ron Palmer, builder and developer. “Our homes wind around the golf course and lakes and take advantage of the scenic, natural setting.”

“The new phase is comprised of lots fronting the golf course or lake, opening up some of the best views in the community. Most homes have views looking out at the 10-acre lake and fountain or the golf course fairways and greens,” he says.

At Mallards Edge, Andersen windows, premium engineered hardwood flooring, tiled master bathroom showers, high efficiency furnaces and central air conditioning units, oversized garages with a hot water tap and a 50-year warranty on shingles are all standard features.

“More than just selling homes, we are selling a lifestyle,” comments Ron. “People deserve to love where they live.”

At the cornerstone of the community is low-maintenance living, where you spend more time doing what you want to do and not what needs to be done. “I like to tell people to trade in their lawn mower for a golf cart,” Ron says.

Designed to appeal to discerning homeowners, all of the homes feature the highest-quality materials and finishes, including 2x6 stud exterior wall construction filled with blown-in cellulose insulation.

“By using larger studs, it allows for thicker insulation, which translates to better energy efficiency,” says Joe Lucarelli, sales associate. “Even the garage door and garage walls are insulated.”

“When you visit our model home, everything you see is what you get,” says Joe.

“You don’t have to pay for upgrades to get stainless steel appliances and granite countertops. Those are all included.”

“The open-concept homes we are building are designed to be just as desirable 50 years from now as they are today,” comments Ron, who, along with his father, built Sweetbriar Golf Course in 1967 in Avon Lake, Mallard Creek Golf Course in 1992, and has been developing and building homes at Mallards Edge since 2014.

The Mallards Edge floor plans range from 1,767 to 2,643 square feet. In this current phase, there are 19 homesites available with a lake view and 14 overlooking the golf course. And three homesites are on sloped land, allowing for a walkout basement. The homes with walkout basements come with a finished rec room, bedroom and full bathroom on the lower level.

“There is a high demand from homeowners who want basements for extra living space or for more storage,” says Joe. “Even though some homeowners are looking to downsize, they still want plenty of space with luxury quality features.”

Nowadays, downsizing doesn’t mean downgrading. In fact, it is quite the opposite at Mallards Edge, as homeowners are moving into new homes and finding their new surroundings to be even more updated and luxurious.

Luxurious Upgrades Are Standard Amenities
Items typically considered upgrades for most builders are standard amenities at Mallards Edge. You will not find any builder-grade materials used, as all of the homes feature the highest quality materials and high-end finishes. Here are just some of the standard features included in every home:

  • Granite countertops
  • Stainless steel appliances
  • Tile backsplash in kitchen
  • Under cabinet lighting in kitchen
  • Engineered hardwood floors in kitchen
  • Ceramic tile floors in bathrooms
  • Tiled master bathroom showers

“By building in a sleepy suburban neighborhood in Eaton Township, we are able to keep the building prices reasonable with homes priced to sell from the mid-$300,000s,” says Joe. “And we are centrally located within minutes of 1-480 and I-71, close to shopping and dining, and only 30 minutes from downtown Cleveland.”

As they say in real estate, it is all about location, location, location. And when you visit Mallards Edge, you’ll see why its central location and bucolic surroundings are so highly coveted.
